A new report by JLL says Northern Virginia-based developers recorded 115 megawatts in data center leasing space in 2017 compared with 113 MWs posted in 2016, Data Center Frontier reported Friday.

The study unveiled Wednesday at the CAPRE 2018 Data Center Forecast in Ashburn, Virginia, also showed that CyrusOne and Digital Realty controlled at least 85 percent of the leasing space in Northern Virginia.

CyrusOne posted 21 percent of data center leasing volume through its three campuses in Sterling, Virginia, while Digital Realty recorded 62 percent of leasing volume in Ashburn.

Stuart Dyer, business development manager at CyrusOne, said change can occur quickly in the region as new players enter the data center market.

“We expected our first campus to last us seven years. It was filled in 12 months,” Dyer said at the event.

“We’re working on our third campus, and it’s no secret that we’re already looking for land in Loudoun County and the surrounding area to meet demand from our customers,” he added.

The report also showed that net data center absorption worldwide reached 583 MWs, led by the U.S. and Canada at 363.5 MWs and followed by Europe at 135 MWs and the Asia-Pacific region at 85 MWs.
